Where is Maryville Heights?
Maryville Heights is located in the beautiful Lower Chittering, a picturesque location 50 minutes northeast of the Perth CBD, 45 minutes to the Perth Airport, 30 minutes to the Ellenbrook shopping precinct and 15 minutes to the new Woolworths (due 2025) in Bullsbrook.

Is Maryville Heights established?
Yes. Maryville Heights is an established subdivision in Lower Chittering. Stage 4 (the second last stage) is now selling and consists of 32 lots. Most lots range in size from 1-2 hectares and are fully fenced with premium materials. There is a mix of lots with cleared pasture, parkland, and natural bush. Roads throughout the subdivision are bitumen and finished with concrete curbing.

When will Gurnsey Rise connect through to Maddern Road South giving access to Great Northern and Tonkin Highways?
Gurnsey Rise will be extended to connect through to Maddern Road South as part of the final stage 5 of Maryville Heights in the next few years. At present there is no road access through to Madden Road South except for emergency vehicles.

What sort of building do I have to build?
Building requirements in the Shire of Chittering are typically governed by local zoning laws, building codes, and any specific regulations or covenants associated with the area or development. Consulting with the Shire of Chittering council or a building professional would help you understand what type of building is allowed and any requirements for construction. There is no specific requirements by the developer of Maryville Heights.

When do I have to build my house by?
There is no time limit to build, but why would you delay living your country life!

What are the Bushfire rules ?
Bushfire rules in the Shire of Chittering are governed by local authorities or fire safety agencies. The Shire reminds landowners in a brochure each year of current rules and their obligations to for things like fire breaks. A Bushfire Management Plan has been prepared and approved for Maryville Heights in accordance with the requirements of the Western Australian Planning Commission (WAPC) and the Department of Fire & Emergency Services (DFES) which will be provided to assist owners.

What is a BAL Rating?
Under State regulations all new homes require a Bushfire Attach Level (BAL) rating. A BAL rating report will need to accompany your building application to the Shire of Chittering. The developer has had each Lot inspected by an approved assessor who has provided an indicative BAL rating. This is included in the Bush Fire Management Plan and the Lot information plan. Also shown is an indicative Building Envelope where a home could be built considering current BAL contours. You can locate your Building Envelope subject to boundary set backs, to suit where you wish to position your house.

Will 3 phase power be available?
Yes. Underground 3 Phase power is provided to the front of each the block. Western Power has advised power will be energised by approximately August/September 2024.

What are the overhead wires?
The existing overhead wires and poles will no longer be required once underground power is energised. This infrastructure will then be removed by Western Power.

Will there be NBN?
Yes. The estate will be serviced by NBN fixed wireless services, see below for information :https://www.nbnco.com.au/learn/network-technology/fixed-wireless-explained

Will there be street lighting?
Yes. Street lights have been installed at all intersections and road bends.

How is effluent disposed of?
A septic system, or an aerobic treatment unit (ATU) for some lots, will be required. Reticulated sewerage is not provided.

Is there mains water supply?
A mains water supply is not provided in Maryville Heights. Owners to need to harvest or store their own potable water in accordance with the requirements of the Shire of Chittering.

What are the requirements for tanks?
Tanks are used for rainwater harvesting or storing potable water. The Shire of Chittering will approve the location and material of the tanks. Current requirements stipulate that tanks have a minimum of 120,000L. Tanks can be purchased through Elders Muchea.

Can I have a bore?
Yes. Having a shallow bore (or well) for stock or domestic use does not currently require a licence from the Department of Water and Environmental Regulation, however you’d need to consider if drilling a bore is viable.

Can I have a dam?
Yes, however the construction of dams and extraction of surface water will require approval from the Shire of Chittering and Department of Water and Environmental Regulation.

Will gates be provided?
Yes. Front gates and internal gates where needed, will be installed after settlement of each lot. During the selling stage we welcome people to drive on and inspect the blocks.

What livestock can I have?
Please check with the Shire of Chittering to determine what types of livestock are permitted and any conditions on their keeping.

What wildlife is around?
There is an abundance of native animals and birds around the estate, there are also many pockets of high-quality bush and native vegetation

What schools are in the area?

There are busses that pick up and return to many High and Primary schools within surrounding areas.

What planned for the future Public Open Space area?
The future Public Open Space is a natural creek and permanent wet area with native vegetation. It will remain in its natural condition and continue to attract a large variety of bird life. Whilst currently still private property, it will be ceded to the Shire of Chittering as part of Stage 5.
